Who is this service for?
Any person wishing to sell or rent a property in Spain must have a valid Energy Performance Certificate. The certificate contains information on the orientation, structure, energy and lighting systems of the property and to what extent it conforms to current energy classifications, with an energy classification from A (most efficient) to G (least efficient).
The Certificate is valid for 10 years, although if substantial changes are made to a property, the Certificate must be updated. This could include changing the windows or the heating system. For those who do not have a valid certificate when selling or renting a property, they may pay a fine of between 300€ and 600€.
